Frequently asked questions about loan oregon

  • So my fiance & i have been together almost 10yrs, he had medical bills pilled up & claimed bankruptcy in 2012 that finalized oct 2012. Weve both been at our jobs a long time, me going on 5yrs, him 6yrs and weve paid all our bills and rent on time for the past 5+. Im wondering if a lender will give me a home loan under my name and my credit but combined our income? Im going to see a lender tonight but im so nervouse & worried ill be let down so im having second thoughts so i thought id see if i can get any positive feedback or negative, lol.
  • No, in order to include his income he needs to be included in ownership, and that means including his credit. He has NOT paid all of his bills for 5 years, he screwed over creditors in 2012.
  • You cannot use either or, if both incomes are to be used, both credit scores have to be on. Bankruptcies require 2 years of "seasoning" before you are eligible for most loans. It would not hurt to sit down with a mortgage lender to see where you are and map a plan of action to home ownership. In Oregon, imortgage is probably the most liberal lender I know of.
  • LOL, you cannot pick and choose. No lender is going to let you combine your income without checking both your credit ratings. It doesn't work that way, sorry. Never, never, never, buy any real property with someone that is not your spouse. It is going to cause too many complications if you should break up. Only a marriage contract is going to protect both your interests. Take care
  • They generally use the lowest middle score of both borrowers. Perhaps you can qualify on just your income. Length on job does not make it any easier to get a loan, there are many different things needed to qualify. Nothing to be nervous about, either you qualify or you don't. Good luck.
  • No, you can't use his income but not have his credit considered. Either you can buy it by yourself and keep him out of it entirely or you can add both his income and credit. However, even if they consider his credit, if yours is good enough they could still let his bad credit go. I kinda doubt they would do that, but they could.
  • Income is only considered for people whose credit is also considered. If you don't qualify on your own, no they won't consider his income but not his credit.
  • No. If his income is used, his credit is used. Can't pick and choose.
  • Welcome to the lovely state of Oregon.
  • It really dosen't matter as long as they get the money. Only if you stop paying then it's crying time for the loan company.
  • check with loan company the rules differ from company to company and state to state
  • You will need to prove income there. You can not use a USDA loan for anything other then owner occupied. I doubt your credit will pass anyway, 620 is really low.
  • It's OK to get but not OK to give.
  • So anyone that has student loans can't be anti government, seems legit.
  • A man's gotta do what a man's gotta do.
